Purchasing real estate alone does not entitle a real estate owner to permanently reside in the United Arab Emirates. Instead, he must apply for a residence visa at the Dubai Land Department in a separate procedure. The decisive factors as to whether a property owner is able to apply for a residence visa and which options are available, are, amongst others, the value of the property, the age of the applicant, the completion status of the property and the potential existence of a mortgage.
